Being a good Neighbor - This is something you might think should be taken for granted.  The reality is that it takes thoughtful consideration to make it happen.  Unfortunately we have had instances in the building where neighbors have not always exercised thoughtfulness.  Living in a high-rise condo building is a new experience for some of you and therefore understandable that you may not know that there is a difference from living in a single family residence.  Please refer to your Homeowner Manual & Project Handbook for useful information on living in a high rise building.


Date Reminders: 

 

►Emergency Training & Walk-Thru - Due to a commendable response for volunteers to be trained for emergency water shut off training, we are pleased to inform you that we have scheduled another training walk-thru!

     There are presently 12 fellow unit owners who are trained as well as the entire building staff. However, we would like to appeal to any and all home owners who would like to join us and be trained in the event of an after hours emergency.

     The training and walk-thru will be held this Friday February 3rd at 8am (in consideration of those who leave early for work). If you are interested, please sign up at the front desk with your Concierge, Richard Amberry. We will meet at the front desk promptly at 8am. It should take approximately ½ hour to complete the walk-thru.

►Super Bowl Party - Horizons has invited all residents of the Pinnacle Museum Tower to their party on Sunday, Feb 5th starting at 3pm in the Horizons South Tower Lounge.  The game, including all those famous ads, will be viewed on their big screen TV.  Provided will be soft drinks and table service.  Those attending are asked to bring an entrée or salad to share.

Trash Chute (revisited) - The benefits of a trash chute in a building such as ours are many.  There is, however, a very important responsibility we all have when using the trash chute.  Suffice it to say that the trash chute is not a construction chute.  Some homeowners have actually been  throwing building materials down the chute.  Not only is that irresponsible it can also damage the chute.  This past Sunday the chute was once again clogged because of carelessness on the part of someone in the building. 

In an attempt to unclog the chute one homeowner retrieved two long poles from the chute - clearly objects that do NOT belong in the chute.

That translates into a very large accumulation of trash in the chute and creates a major fire hazard and other safety issues.  It is remarkable that some of the residents in the building continued to stuff the chute even knowing that it was blocked from below.  And some residents continue to throw trash into the chute without first placing it in plastic bags.  Every resident is responsible for the careless actions of persons in your employ with regards the safety and security of the building (including the trash chute)

 


Security - The board met in special session to discuss security in our building and by unanimous consensus agreed to hire an additional guard.  The board would like you to know that they are taking security very seriously and ask for your assistance in this matter.  No amount of cameras and staff can do it all.  It is incumbent upon each resident in the building to act as eyes and ears in maintaining a safe and secure building.  You are asked to report any suspicious behavior and never let strangers into the building.  If you do not recognize someone approaching the building do not hold the door for them.  Just as we have Neighborhood Watch Programs all over our city so to we can be watchful in our own building.


Rules for a Reason - Rules are often one of the most contentious elements of participating in an HOA (Home Owners Association) and they are also the reason for keeping order and harmony amidst the diversity of such a community as the Pinnacle.  Again, it is important that you know what the rules are and follow them.  If, on the other hand, you are in disagreement with a rule you have the right to ask for a change.  As homeowners in an association we do NOT have the right to ignore or flaunt the rules of the association.  When we choose to purchase a home that is governed by an association we agree to abide by those rules.  For some this is a hard lesson to learn when they have been used to total independence in what takes place on their property.  The major difference here being that as an association we all share this property we call the Pinnacle and as such have an obligation to each other to abide by the rules.  And this even applies to what we do inside each of our individual condos.  And the reason this is so is because what we do inside our own individual condos has a direct bearing on everyone else in the building.  This is especially true in the case of Architectural Modifications to our individual units.


Architectural Guidelines - Be aware that when you decide to make changes within your unit, such as putting up or removing walls, changes in electrical or plumbing in your unit you are obligated to submit your plans to the Architectural Committee for oversight and approval.  The one most important reason for this is the impact your changes may have on the building itself and on obtaining insurance on the building at reasonable costs to you the homeowner.  Forms are available from the Concierge, the Facilities Director and our website (just follow the links in this newsletter). 


Changes at the Construction Office - Gilda Cullison is no longer in the office.  Janell Leydecker will direct your calls as needed.


HOA Website - Our website is a great source of information for you as a homeowner in the Pinnacle.  Use it and benefit from it.  A new section has been added called the Community Connection.  Here you will find numerous links to help you enjoy life in the city to the fullest.
