Minutes from the March 16 Meeting will be posted on the website as soon as they are received.

Concierge Services - Contrary to what was promised in the Pinnacle sales literature we do not have "24 hour concierge service".   At the March 16 Board Meeting steps were taken to correct that situation.  It was agreed to hire the services of Concierge at Large, Inc. on a six month trial basis.  There will be a transition period.  For more details of what they will provide please visit their website at www.concierge-at-large.com


Guest Parking & Designated Parking - As a courtesy to everyone at the Pinnacle, homeowners are asked to park their cars in their designated parking spaces in the garage and NOT in the few spaces adjacent to our lobby.  With so few spaces available to us for our guests it is important to keep those spaces clear for such purposes.  Your thoughtful consideration by your fellow homeowners is appreciated.

Avoid being towed by parking in your own designated parking spaces.  We had a couple of incidents recently where cars were parked in someone else's space and even in the driveway inside the garage. Please see the excerpt from our Project Handbook at the bottom of this edition of the Pinnacle Newsletter.


Website Update - The Calendar page on our website has been upgraded for improved performance.  CC&R's, Minutes, Financials & other documents have now been added to the website for quick and easy reference.  There is also a search feature to assist in finding what you are looking for.  A Feedback Form has been added to make it easier for you to communicate with your Board of Directors, Committee Chairs and others.


Save the Date -  The Social Committee reminds everyone that our first HOA social event will be a Cinco de Mayo celebration [food, drink and entertainment too] on May 5.   More details will be forthcoming as the Social Committee prepares for this event.


City Books still available in Lobby. 

This is a reminder to pick up your copy of City Book if you have not already done so.  These are condo unit specific (i.e. they are addressed to condo units)   

There is a very valuable restaurant discount card inside.

The Blue Tape Brigade (alias Building & Landscape Committee) - Members of the building committee have inspected the first ten floors of the residential part of the building identifying items which require repair or replacement.  These items include electrical outlets, lighting, flooring and wall paper issues.  Also any damaged or missing safety equipment was reported to the developer for repair.  So far, the first 3-4 floors have been worked by Pinnacle customer service.  They have assured us that common area repairs will not negatively affect residential punch list repairs.  Once the committee is satisfied that substantial progress has been made on floors 3-10, the next ten floors will be inspected.   Ken Hawkins, Chair


Are you missing a door? - Well, you are not alone.  Contrary to standard procedure and accepted practices in the building industry in the United States Pinnacle International chose to NOT include doors on numerous closets in the units in the tower.  This has been a topic of dismay in the building from the moment many of us set eyes for the first time on our units.  The following information was received from one of our homeowners:  

"Hi, I recently received a quote for my missing closet door. The quote was quite expensive due to shipping costs from Canada. The Contractor said costs could be lower if multiple doors were ordered. I was wondering if any one else may be interested in getting a matching closet door for their unit. If we order in bulk the cost could be less. I have also heard rumors of some residents getting free doors or low cost $800.00 doors. My quote for one door was $2,000.00. My unit shows that a closet door is to be installed in the original drawings, and now I have to pay $2,000.00!  I have complained to the California Contractors Board, but I am sure that I will still have to pay for a closet door."

Jim Roberts suggests that if anyone has experienced this problem with a promised closet door let us know before any owner voluntarily buys something they were promised.  You can use the feedback form on the website to share this information.

Loud Noises anyone?  - The following request comes from Resident Lee Meshiah: 

Could you please post a question in your next newsletter concerning a very loud noise coming from up above the ceiling. This noise at times is very loud and scary. We just wonder if this is a common problem to some of the neighbors.


What to do with unwanted mail?  By now you may have noticed the empty shelves in the mail box wall below the mail boxes and you may have wondered what they are for.   You may have also wondered what you could do with your "junk" mail other than take it up to your unit & then dispose of it in your waste basket.  According to Apriano he "put shelves under the mailboxes for this reason."


Common Area Safety & Cleanliness - Footwear should be worn at all times in the common areas inside the building (exception: pool deck and Steam & Sauna area).


Be an Observant & Conscientious Homeowner -  The following observations were made by one of our homeowners on a walk of the property recently:

The p2 ceiling leak in front of space 255 has started again. We've also got some white spray paint on the doors right before the gym. The bracket holding the pool service poles was broken by the storm. Lots of trash/cigarette butts in the pool planters.  Also, the teak armrests on our pool furniture has faded. I was talking to one of the other owners, and he said it just needs some teak oil.  Maybe one of you is a sailboat person and can lead us in an afternoon of teak restoration.


Disaster Preparedness

The region and climate of San Diego make the City susceptible to earthquakes, wildfires and flooding which might result in the interruption of critical services such as power, water and communications. Citizens can minimize the impact of service interruptions by storing enough supplies to be self sufficient for three to five days without services.

Also available is a community based program called Community Emergency Response Team (CERT) which helps citizens become a part of the solution in their own communities.

Garage and Parking

  1. Please maintain safe and proper speeds while driving in the garage areas. There may be blind spots present. It is recommended that you use your headlights while driving in the garage area.

  2. All vehicles must be in operable condition when parked in a garage space. Examples of an inoperable vehicle include but are not limited to: extensive sheet metal damage resulting from an accident, missing or broken safety equipment including headlights and windshields, and flat tires. Also, a car will be considered inoperable if it is not properly registered with the Department of Motor Vehicles.

  3. No motor vehicle shall be left in a condition that could constitute a fire hazard. Automobile servicing or repairs, such as washing, detailing, oil changes, engine repairs or overhauls, draining or flushing of radiators, liquids, or any other fluids of a vehicle are specifically prohibited on Pinnacle community property.

  4. Owners and residents are responsible for the maintenance of their assigned parking space. Vehicles with significant oil or other fluid leaks are prohibited from being parked in the garage area. If maintenance or clean-up is required to an owner's space due to excessive fluid leaks, the owner will be charged for the cost of these services.

  5. Parking spaces that are the exclusive use of an owner/resident of a unit may be leased to other residents subject to termination of the lease upon conveyance of either condominium. Rental of a parking space shall not give to the lessee the right to vote or any other rights of membership in the association. Leasing of parking spaces to non-residents is prohibited.

  6. Your vehicle must fit in your space and not affect your neighbor's space. Oversized vehicles such as limousines and extra large trucks may not fit in your space; therefore, they may not be parked in an owner's assigned space.

  7. Contractors and vendors are permitted to use available guest parking on a first come, first serve basis during the hours of 8 AM - 5 PM, Monday through Friday only.

  8. Visitors are permitted to use available guest parking on a first come, first serve basis during the hours of 5 PM - 8 AM with a 24-hour maximum, Monday through Friday and at all times on Saturday, Sunday, and the following holidays: Christmas Day, New Year's Day, Labor Day, Memorial Day, Thanksgiving, 4th of July, Passover, Rosh Hashanah, Yom Kippur, Easter and Chanukah.

  9. Guest parking cannot be reserved.

  10. Guest parking guidelines may be changed by the Board of Directors at any time.

  11. Boats, jet skis, trailers, campers, or other such equipment may not be parked in the garage. Commercial vehicles are also prohibited.

  12. Car alarms that repeatedly go off or alarms that don't automatically shut off after an allotted interval will be prohibited from the garage area.
