Delivery of Your New Home

As your home nears completion, a Pinnacle Representative will contact you to schedule a date and time for delivery of your new home. A representative of Pinnacle will conduct a Home Orientation Tour.

This is your opportunity to learn about your new home. Prior to delivery of your home, it was inspected by our staff in conjunction with inspections by city officials to ensure that your new home is ready for occupancy.

If you and the Pinnacle Representative find any additional discrepancies or problems, they will be recorded on a Home Orientation Tour Form and scheduled for repair or replacement. We will make every effort to complete as many Home Orientation Tour items as possible within the first week after your Tour although some items may be completed within 30 working days after the Close of Escrow. Occasionally, an item may take longer than 30 days to complete, but we will do everything possible to resolve the issue as soon as possible.

Take the time during your Home Orientation Tour to discuss the proper operation of the components in your home. It is especially important that you know the location of the utility controls and shutoffs.

At the end of the Home Orientation Tour, you will be asked to sign the Home Orientation Tour Form stating that you accept your home subject to any items needing attention. All items that require service, repair or replacement must be recorded on the correct form.

PLEASE MAKE CERTAIN THAT ANY ITEMS LISTED BELOW THAT COULD BE DAMAGED DURING MOVE-IN ARE INSPECTED AND THEIR CONDITION NOTED ON THE FORM. BECAUSE OF THE POTENTIAL FOR DAMAGE DURING MOVE-IN, ANY CLAIMS FOR DAMAGE OR DEFECTS MAY BE DENIED AS HAVING BEEN CAUSED BY BUYER OR A THIRD PARTY FOLLOWING THE HOME ORIENTATION TOUR IF THEY ARE NOT NOTED ON THE FORM:

Please review the Fit and Finish Warranty information in this manual and direct any questions to your Pinnacle Representative. Complete details on how to request service on items covered by your Fit and Finish Warranty are contained under the heading of our Customer Program.

Pinnacle and our subcontractors will not enter your home in your absence to make repairs after you have moved in without your written consent. We will contact you to make arrangements to meet you at your home. Please note that service work may be delayed due to special scheduling requirements. When the requested work has been completed, we will ask that you sign the Home Orientation Completion Form. Service calls are scheduled between the hours of 8:00 am and 4:00pm. Monday through Friday.

Moving In Arrangements

After it has been confirmed that you closed escrow, you will need to make an appointment with your Property Manager/Pinnacle Representative to receive your keys. You will be required to obtain a San Diego Gas and Electric account number and complete the form at the back of this manual. If you do not supply us with a San Diego Gas and Electric account number, we will disconnect your service on the day you receive your keys.

You will need to contact the Prescott Property Manager to arrange a move-in date. It will be mandatory to book an elevator time. as the property manager will need to keep the move­ins controlled to prevent overbooking,. Please check the information under the heading Property Management for contact names and numbers.

DELAYS TO EXPECTED CLOSE OF ESCROW DATES

We strongly recommend allowing yourself extra time for delays that could occur before you schedule the move into your new home, or before you schedule outside subcontractors or work. Prior to the title being transferred, it is your responsibility to adjust these dates.
