We are interested in providing complete, accurate information on your new home. The following pages have important facts on your new home, the materials that were used in construction and other details that will complete your knowledge of the home. Please review this section carefully.

In addition to the following information, it is possible that there are specific items that pertain only to your home. Your Pinnacle Representative and the Customer Service Department are your sources of additional information about your new home.

If you have any questions before you close escrow, please contact your Pinnacle Representative. After you occupy your new home, please direct questions to the Customer Service Department.

Our displays may show a variety of features, finishes, colors, and products that are not included in specific suites. The following was prepared to clarify the items and features in your new home that may differ from the displays.

Color Variance

Variations in color occur in all manufactured products. Manufacturers may discontinue certain colors and products. Although every effort is made to provide consistent color, variances may be noticeable in paint, stucco, masonry, carpet, tile, granite surfaces, stain grade wood and many colored surfaces. Exposure to the sun and water will alter the color more rapidly. These variances may be especially noticeable where a repair has been made. An exact color match of materials during the initial construction of your home or during subsequent repairs is not covered by your Fit and Finish Warranty. ▲Top 

Concrete. Masonry and Stucco

Due to the changes in weather and temperature and to the nature of concrete, masonry and stucco, it is normal for these building materials to shrink and expand. This may result in normal, hairline cracks on the surface, which do not affect the strength, performance or purpose of the concrete, masonry or stucco.

Seller does not cover such normal shrinkage or surface cracking of the building slab, stucco or adjacent concrete. ▲Top

Construction Methods

Construction methods may vary from unit to unit due to variations in plans, elevations and the requirements of local codes.

Homeowner Orientation Items

The features and systems in your new home require routine maintenance. Refer to the Maintenance section in this manual and if necessary, please consult a professional for advice on your maintenance requirements. The Seller is not responsible for damage, deterioration, and destruction of items due to improper or inadequate maintenance by the homeowners. ▲Top

Homeowner Orientation Tour

Items for repair or replacement that are noticed during the Home Orientation Tour will be completed as soon as possible. It is possible that some items will be completed after the Close of Escrow.

Plumbing Fixtures

Plumbing fixtures are susceptible to damage and staining if water is permitted to stand on the surfaces or because and abrasive cleansing product is used. ▲Top

Substitution 

Substitute materials that may differ from those in the sales center may have been made in the construction of your new home due to situations beyond the control of Pinnacle. Substituted materials will be of equal or superior quality. 

Tiles 

The color of manufactured tiles can vary in color from tile to tile and from surface tile to trim pieces. The consistency of tile color is not warranted. Furthermore, no representation or warranty is made that the tile colors and finishes in your new home will be available in the future. ▲Top

Unauthorized Options

Seller does not permit the installation of options by anyone other than Pinnacle prior to the Close of Escrow.

Upgrades By Buyers

The use of independent contractors, other than those who are under direct contract to Pinnacle, will void any warranty, implied or written, with respect to any and all damage caused, directly or indirectly, as result of the work. All systems, features and structures of the home are included. ▲Top
