Association - In this area, many buildings are governed by a small group of homeowners who represent the interest of all homeowners. The association is usually formed by the developer and is turned over to the homeowners when the majority of homeowners occupy the building. The association collects dues that are to be used for proper maintenance of the common areas and to communicate with the members. In this case, "Association" means the Pinnacle Homeowners Association.

Association Property - These are areas that may be used by all residents and are owned by the homeowners association. These areas may be hallways, pools, community rooms, elevators, sidewalks and parking. They are maintained and their use is governed by the Homeowners Association.

C.C.&R's - The covenants, conditions and restrictions that govern the Association.

Home Orientation Tour - Prior to close of escrow on your home, we will schedule a Home Orientation Tour. This is an excellent time to learn about your home, inspect its features and become comfortable with the operation of the systems in the home.

Manufacturer's Warranty - The appliances and certain other components of a new home are covered by warranties that are supplied by the original manufacturers. These warranties are passed onto you. They include but are limited to components of the plumbing and electrical systems, heating and air conditioning system, appliances, fireplaces and other manufactured items.

MEP - The abbreviation for the mechanical, electrical and plumbing systems in your home.

Settling - In the first months and for years after a new building is built, some settling can occur. Minor settling is normal and may result in minor surface cracks in drywall or stucco

Superintendents - The people who oversee construction of the building. They are responsible for making sure that the subcontractors perform their work on time and to Industry Standards.

Subcontractor - Specialized state licensed trades people who directly contract with developers to perform their area of specialization build most homes in our area. Examples of subcontractors are plumbers and electricians.

Weep Holes - Small holes in door and window frames and exterior panels that allow water to drain away from the building to the exterior.
